Get a quick read on a property
Quickly screen a property before investing your time
and energy into due diligence. Simply enter some
basic information and hypothetical data, such as
income and expenses, and DeedQuest will calculate
key investment metrics, including:
- Cash flow, per month and per year
- Capitalization rate
- Cash-on-cash return
- GRM (gross rent multiplier)
- Future value, based on appreciation assumptions
- On-sale profit, based on appreciation, debt service,
and cost-of-sale
If a property has a negative cash flow, refer to the
integrated graphs to find the year in which the cash
flow turns positive.

Real-world Income options
Looking at a property with 30 units, but only know
the average monthly rent per-unit rent? Got a property
sheet that gives only total annual income? No problem.
To accommodate the various ways in which income is
reported, Property Analyzer lets you enter income
flows as they are available to you: per unit or total,
annually or monthly.
