What is the DeedQuest iPhone App?

DeedQuest Property Analyzer is a screening tool that provides a raw estimate of a property's investment potential based on the information you provide and a set of assumptions based on industry standards.

The app is ideal for investors, brokers, and lenders who are looking for a quick, back-of-the-napkin analysis that answers the question, "Is this property worth a closer look?" If so, save the property in your Virtual Portfolio so that you can follow up on it later.

 

What can I do with app?

With the DeedQuest iPhone application, you can get a quick read of a property's income potential and key investment metrics, including:

  • Cash flow: yearly and monthly profit after expenses, property taxes, and debt service
  • Capitalization Rate: the ratio between a property's net operating income and its price
  • GRM (Gross Rent Multiplier): the ratio of purchase price over annual income
  • Cash-On-Cash: annual ROI (return on investment) of your initial down payment
  • Future Value: the expected future value of property based on appreciation assumptions
  • On-Sale Profit: the amount you would walk with upon selling the property in a given year
  • Monthly Loan Amount: standard mortgage calculation

The app provides time-based graphs for the duration of your loan.

You can also take photos of the property and record contact information, making DeedQuest Property Analyzer ideal for property scouting and property tours. If the raw metrics of property are encouraging, you can save the property so that you can anaylze it in greater detail later.

 

What can't I do with the app?

DeedQuest Property Analyzer is not intended as final decision-making tool. The tool provides a way to screen and track properties with investment potential, so that you can follow up with a full analysis -- one based on detailed income flows and expenses -- at a later time.

How do I use the app?

Use the New Analysis wizard to enter the information about a property.

From the home page, click Analyze a Property. Then, simply enter the following information, using the forward and back arrows to move between input screens.

  1. Property Address: Enter the exact address if you know it or descriptive placeholder.
  2. Property Type: Specify the type of property/number of units
  3. Price: Enter the negotiated price, and your assumption of annual price appreciation
  4. Income: Enter the property income. You can specify a per-unit amount or total amount, on a per-month or annual basis. Also specify the annual rate of rent escalation.
  5. Expenses:
    1. Management: percentage of income that goes to management fees
    2. Vacancy Rate: percentage of income lost to vacancies and unpaid rent
    3. Property Tax Rate: percentage of property value paid to annual property taxes
    4. Other Expenses: a percentage of income paid to all other expenses, including insurance, repairs, and maintenance, advertising, etc.
  6. Mortgage:
    1. Down Payment: the percentage of the Negotiated Price that you pay to secure the loan and the property
    2. Loan Type: choose the length, in years, of the loan.
    3. Interest Rate: interest you will pay on the loan.
  7. Contact (optional): record the contact information of the property representative

When all required information has been entered, click Analyze to view results.

 

I need a more detailed analysis. Now what?

  • Compare properties in your virtual portfolio, to see which is the better investment.
