DeedQuest is a member-supported website dedicated to smart real estate investing. Created by investors for investors, DeedQuest is the essential homebase for small investors and would-be investors who are looking for an alternative to the get-rich-quick sites that dominate online real estate investing.
To make the lives of smaller, independent real estate investors a little easier, DeedQuest brings together -- in one convenient place -- essential market data and reviews, property listings, and property analysis tools so that investors can focus on making smart investments rather than on tracking down the information they need or scribbling on the back of a napkin to calculate cash flow, IRR, and other key investment metrics.
Central to every part of the DeedQuest experience is our community of clear-headed, dedicated investors who share a common approach to real estate investing that emphasizes careful planning and risk reduction. We see real estate investing not as a get-rich-quick gamble, but as an essential piece of our long-term wealth-building strategy.
We may be "small investors", but we're serious about making money, and equally as serious about not losing money!
No. DeedQuest will never tell you what, when, or where to buy. DeedQuest does not give financial planning advice or claim to be an expert.
Rather, DeedQuest is committed to providing members with a workspace from which to conduct your due diligence. Rather than hunting all over the Web for information that may or may not be relevant to the process of investing in real estate, you'll be able to find much of what you need -- even if what you need is found by linking to another site -- here in DeedQuest.
And instead of scribbling on the back of a napkin to crunch the numbers, DeedQuest provides real estate analysis tools to forecast property performance and compare different investment opportunities. Rather than blindly relying on the word of the agent who is trying to sell you a "sure thing" in an "improving" neighborhood, DeedQuest provides a supportive, spin-free forum where you ask others for their honest opinion and knowledge of markets, investment challenges, and service providers.
But the final decision is always up to you. The goal of DeedQuest is to make investing easier, but not easy, becauase as the old saying goes: if it was easy, everyone would be doing it!
Anyone who is serious about investing in real estate is welcome. This includes current investors who already own investment property, and those who are just starting to explore ways to incorporate real estate into their wealth-building plans.
We only ask that members share our commitment to serious and thoughtful real estate investing, and that your participation reflects this shared value.
Absolutely. We welcome new investors, almost-investors, and pros alike. DeedQuest doesn't care how much you have own or how big (or small) your portfolio is. We only care that you share a similar mindset and an approach to investing that values knowledge, planning, and transparency. We're looking for members who want to join us in intelligent discussions about real estate markets and trends, not hype about the next big thing or get-rich-quick scheme.
If you have been frustrated by how flimsy and sales-oriented most so-called investor sites are and you are looking for some real, thoughtful discussions - plus some really cool tools - join us.
Absolutely! DeedQuest recognizes that real estate agents, brokers, property managers, lenders, and other industry professionals can offer invaluable insight and be the best resources for investors. We encourage industry professionals to actively participate in discussions and community events.
We ask that industry professionals be particularly careful to follow these membership guidelines:
No. However, invitees of current members may receive special discounts or waivers or the initial registration fee.
Why? Put simply, we'd like to keep DeedQuest a place for investors and would-be investors who take a serious, thoughtful approach to real estate investing. A member might have hundreds of properties or just be getting started in real estate, but what DeedQuesters share is commitment to treating real estate investing as an important wealth-building pursuit, not a short cut to instant riches. There are plenty of places on the Web for people who are looking for the next get-rich-quick scheme. DeedQuest is not one of them.
By making it easier for invitees of current members to join (via special discounts and waivers), we have a better chance of building a trusted, high-quality network of independent investors and those serious about incorporating real estate into their wealth-building plans.
Those without a direct connection to DeedQuest are also welcome to join. Their small but symbolic registration fee demonstrates their shared commitment to the investor values we share.
There is no monthly charge for DeedQuest. However, DeedQuest asks that all members contribute annual membership dues to support the community and features on this site.
Membership dues serve three important purposes:
But DeedQuest shows ads, no? Yes. The point is that we don't need them. Any ad revenue we get is icing on the cake. If an insurance firm advertises on DeedQuest, and the community starts a discussion about how that firm was dishonest or pricey, the firm is free to pull their advertisement from DeedQuest. DeedQuest members are willing to pay a small price to ensure that the information here is as honest and unbiased as is possible
And unbiased data isn't cheap. Your dues allow us to get the key data that investors need to make an informed decision.
Finally, requiring a subscription has the side benefit of deterring those who aren't as serious or committed as DeedQuest members. Membership dues are tiny when compared to the size of the investments you are making when you invest in real estate. If someone isn't willing to pay a small price to make the best investment decision they can, then they are probably not the sort of dedicated, thoughtful member we want to have in DeedQuest.
